Questions, answers, and comments were formulated regarding, among other things:

  • The program for the reuse of the cleared land cannot be carried out before municipal services can support it;
  • The applicant commits to making the existing single-family dwelling available for rent until the demolition authorization certificate is issued;
  • The applicant is requested to send this commitment in writing to the Urban Planning and Sustainable Development Department.

CONSIDERING THAT a request to demolish a single-family home has been submitted for the property located at 23, rue Barette;

CONSIDERING THAT the existing main building, constructed in 1951, is not listed in the document Ville de Gatineau – Inventaire du patrimoine bâti traditionnel – 2025 (City of Gatineau – Inventory of traditional built heritage – 2025);

CONSIDERING THAT the building to be demolished presents ventilation and humidity issues that require significant work (art. 22, criterion 5°, a);

CONSIDERING THAT the planned program for the reuse of the cleared land consists of building a four-story multi-family dwelling that respects the objectives of the current urban plan;

CONSIDERING THAT the program for the reuse of the cleared land is in development, that it could be "remodeled," and that it will require the granting of minor variances by the council;

CONSIDERING THAT the applicant commits to making the existing single-family dwelling available for rent until the demolition authorization certificate is issued;

CONSIDERING THAT the Demolition Committee (CDD) may set the conditions necessary for the issuance of a demolition certificate;

CONSIDERING THAT before rendering its decision, the Committee took into account all evaluation criteria listed in article 22 of Règlement 900-2021;

CONSIDERING THAT before rendering its decision, the Committee took into account the oppositions received following the publication of the public notice of demolition on February 11, 2026;

CONSIDERING THAT this Committee is convinced of the appropriateness of the complete demolition of the building, given the public interest and the interest of the parties;

AND RESOLVED THAT this Committee approves, pursuant to the Règlement visant à régir la démolition d’immeubles sur le territoire de la Ville de Gatineau numéro 900-2021 (Bylaw governing the demolition of buildings on the territory of the City of Gatineau number 900-2021), the demolition of the isolated single-family home located at 23, rue Barette.
