CONSIDERING THAT a request to authorize the construction of a five-unit multi-family dwelling has been submitted for the property located at 56 Charlevoix Street;

CONSIDERING THAT the project requires the approval of a Projet particulier de construction, de modification ou d'occupation d'un immeuble (PPCMOI) under Règlement relatif aux projets particuliers de construction, de modification ou d'occupation d'un immeuble numéro 507-2005, as the project proposes a number of units greater than the maximum number prescribed for zone Ha-08-139;

CONSIDERING THAT the project must also be approved under Règlement relatif aux plans d'implantation et d'intégration architecturale numéro 505-2005, as the property is located in the preservation sector of the Quartier des maisons allumettes;

CONSIDERING THAT the project involves the demolition of the existing building and that the Comité sur les demandes de démolition (CDD) approved the demolition of the targeted building during its session on January 30, 2024;

CONSIDERING THAT the project does not propose the development of a parking space in order to optimize the densification of the site while preserving the existing vegetated surfaces in the backyard;

CONSIDERING THAT the project respects the objectives of the urban plan, particularly regarding the desired densification within structuring hubs in the territory and the consolidation of development within the existing fabric;

CONSIDERING THAT this Committee deems that the project respects the majority of the applicable evaluation criteria of Règlement relatif aux projets particuliers de construction, de modification ou d'occupation d'un immeuble numéro 507-2005;

CONSEQUENTLY, this Committee recommends that the council approve, under Règlement relatif aux projets particuliers de construction, de modification ou d'occupation d'un immeuble numéro 507-2005, a project at 56 Charlevoix Street, aiming to:

  • Increase the maximum number of units per building from 4 to 5.
