CONSIDERING THAT a request to demolish a detached single-family home, currently vacant, has been submitted for the property located at 30, rue Bancroft;
CONSIDERING THAT the existing main building, constructed in 1928, is identified in the document Ville de Gatineau - Inventaire du patrimoine bâti — 2008;
CONSIDERING THAT the heritage value study conducted by the firm Gris Orange Consultant Inc. identified a low heritage interest for the property, but the Service de l’urbanisme et du développement durable (SUDD) considers it to be of average value;
CONSIDERING THAT the study on the building's state of conservation highlights the need for significant work on the foundation and floor structure, and that the applicant estimates restoration costs at $550,000, before taxes, to make the existing building sanitary and habitable;
CONSIDERING THAT no active complaints regarding the deterioration of neighborhood quality of life exist for the building to be demolished;
CONSIDERING THAT the preliminary program for the reuse of the cleared land aims for the construction of a detached two-family dwelling;
CONSIDERING THAT the Comité sur les demandes de démolition (CDD) may set the conditions necessary for the issuance of a demolition certificate;
CONSIDERING THAT a vote was requested, and seven members voted in favor of the project, three members voted against, and two members were absent;
CONSEQUENTLY, this Committee recommends that the Comité sur les demandes de démolition approve, pursuant to the Règlement visant à régir la démolition d'immeubles sur le territoire de la Ville de Gatineau, numéro 900-2021, the demolition of the main building at 30, rue Bancroft.

CONSIDERING THAT the existing main building, constructed in 1955, is identified in the Ville de Gatineau – Inventaire du patrimoine bâti – 2008 as a potentially heritage building, and the specific study produced to determine its heritage value identified a null value;
CONSIDERING THAT consultation with the expertise of the Service de l’urbanisme et du développement durable confirms that this property has no heritage value and will be excluded from the update of the Gatineau built heritage inventory, which will be submitted for council approval within the current year;
CONSIDERING THAT no active complaints regarding the deterioration of neighborhood quality of life exist for the building to be demolished;
CONSIDERING THAT the preliminary program for the reuse of the cleared land consists of constructing two multi-family dwellings, two stories in height, each containing five units;

CONSIDERING THAT the Comité sur les demandes de démolition (CDD) may set the conditions necessary for the issuance of a demolition certificate;
CONSEQUENTLY, this Committee recommends that the Comité sur les demandes de démolition approve, pursuant to the Règlement visant à régir la démolition d'immeubles sur le territoire de la Ville de Gatineau numéro 900-2021, the demolition of the detached two-family dwelling located at 83, rue de la Baie.
