CONSIDERING THAT a request to demolish a mixed-use building (one commercial space and two residential units) has been submitted for the property located at 923, rue Georges;
CONSIDERING THAT the existing main building, constructed in 1958, is not listed in the Inventaire du patrimoine bâti traditionnel de la Ville de Gatineau – 2025 (Gatineau Traditional Built Heritage Inventory);
CONSIDERING THAT there are currently no active complaints regarding the deterioration of neighborhood quality of life concerning the building to be demolished;
CONSIDERING THAT the building is in poor condition and requires restoration work totaling $311,900, excluding taxes;
CONSIDERING THAT the planned reuse program for the cleared land consists of constructing two detached two-story multi-family dwellings that integrate appropriately into the overall rue Georges and respect the objectives of the current urban plan;
CONSIDERING THAT the preliminary reuse program for the cleared land will not be subject to discretionary authorization;
CONSIDERING THAT the planned reuse program for the cleared land is located in a low-pressure area of the water supply network;
CONSIDERING THAT the Comité sur les demandes de démolition (CDD - Demolition Review Committee) may set the conditions necessary for the issuance of a demolition certificate;
CONSIDERING THAT before rendering its decision, the Committee took into account all evaluation criteria listed in Article 22 of Règlement 900-2021;
CONSIDERING THAT no opposition was received following the publication of the public notice of demolition on April 8, 2026;
CONSIDERING THAT this Committee is convinced of the appropriateness of the complete demolition of the building, given the public interest and the interest of the parties;
AND RESOLVED THAT this Committee approves, pursuant to the Règlement visant à régir la démolition d’immeubles sur le territoire de la Ville de Gatineau numéro 900-2021, the demolition of a two-story mixed-use building located at 923, rue Georges.

Questions, answers, and comments were formulated, concerning among other things:
- The local heritage council, at its meeting on April 20, 2026, recommended that the Demolition Review Committee not approve the demolition, due to the heritage value of the building and the size of the lot which allows for its integration into the construction project;
- The heritage value of the building is recognized, but it is difficult to see how it will retain its value within the construction project.

CONSIDERING THAT a request to demolish a detached single-family home has been submitted for the property located at 1025, rue Georges;
CONSIDERING THAT the existing main building, constructed in 1880, is listed in the inventory of traditional buildings of the Ville de Gatineau with average value;
CONSIDERING THAT the building to be demolished presents structural stability issues limiting the possibilities for restoration of the building (Art. 22, criterion 5°, a);
CONSIDERING THAT the planned reuse program for the cleared land is in development and consists of extending an existing street and constructing two integrated residential projects comprising 70 housing units;
CONSIDERING THAT the reuse program for the cleared land will be subject to Règlement 535-2005 regarding Site Planning and Architectural Integration Programs (PIIA);
CONSIDERING THAT the Comité sur les demandes de démolition (CDD) may set the conditions necessary for the issuance of a demolition certificate;
CONSIDERING THAT before rendering its decision, the Committee took into account all evaluation criteria listed in Article 22 of Règlement 900-2021;
CONSIDERING THAT no opposition was received following the publication of the public notice of demolition on April 8, 2026;
CONSIDERING THAT the local heritage council was consulted at its meeting on April 20, 2026, since the request concerns a heritage building, and it issued an unfavorable opinion;
CONSIDERING THAT two members voted in favor of the demolition, and one member voted against;
CONSIDERING THAT this Committee is convinced of the appropriateness of the complete demolition of the building, given the public interest and the interest of the parties;
AND RESOLVED THAT this Committee approves, pursuant to the Règlement visant à régir la démolition d’immeubles sur le territoire de la Ville de Gatineau numéro 900-2021, the demolition of the detached single-family home located at 1025, rue Georges.
