Heritage – Construction of a residential and commercial building ranging from 7 to 17 stories – 150 Wellington Street – Hull-Wright Electoral District – Steve Moran
Questions, answers, and comments were formulated, concerning among other things:
- It is desired that the building at 119 Promenade du Portage be integrated into the project;
- If it is not integrated into the project, there is a fear that the building at 119 Promenade du Portage will not be maintained or that it will be sold after the construction is completed;
- There is a fear that the interior of 119 Promenade du Portage will be damaged by leaks in the roof. It is desired that this building be renovated;
- It is estimated that the project ignores the connection to the south. The old cinema should serve as an entrance to the project and animate the promenade;
- It would have been liked if the project proposed paths with, for example, artisanal shops;
- No effort is being made for the project to integrate into the heritage site;
- It would have been liked to see in the project analysis perspectives of the project from the Promenade du Portage;
- It is desired to add a condition to the approval of the project that will require the addition of a commemorative plaque for the former imprimerie Gauvin on Leduc Street;
- The alley between the existing buildings and the project does not seem safe;
- A request is made to defer the file to a later meeting.
Subject deferred to a later meeting.

Heritage – Demolition of a single-family home – 70 Hanson Street – Hull-Wright Electoral District – Steve Moran
Questions, answers, and comments were formulated, concerning among other things:
- A replacement project is not planned in the short term;
- If the replacement project does not comply with what has already been approved by the council, it will have to be subject to new approval by the council;
- The validity of the initial replacement project approved by the council in 2022 is five years;
- After the demolition, the land will be leveled and fenced.
R-CLP-2024-11-25/30
CONSIDERING THAT a request to demolish a two-story, detached, currently vacant single-family home has been made for the property located at 70 Hanson Street;
CONSIDERING THAT the main building in question, built in 1900, has average heritage value and is identified as a potentially heritage building in Appendix 6 of the document "Ville de Gatineau – Inventaire du patrimoine bâti – 2008";
CONSIDERING THAT a complaint file regarding the deterioration of the neighborhood's quality of life concerning the building to be demolished is currently active;
CONSIDERING THAT the preliminary program for the reuse of the cleared land provides that the land will be leveled and grassed, and that access will be restricted by means of a fence, hedge, or embankment;
CONSIDERING THAT the ministère de la Culture et des Communications has given its agreement for the demolition of this building constructed before 1940, as of July 4, 2022;
CONSIDERING THAT the building was damaged by a recent fire that destroyed the neighboring building located at 66 Hanson Street, and that it constitutes a deterioration of the neighborhood's quality of life, notably because it poses a danger to the neighboring heritage building located at 78-82 Hanson Street (la Filature);
CONSIDERING THAT the Comité sur les demandes de démolition (CDD) may set the conditions necessary for the issuance of a demolition certificate;
CONSEQUENTLY, this Committee recommends that the Comité sur les demandes de démolition approve, pursuant to the Règlement visant à régir la démolition d'immeubles sur le territoire de la Ville de Gatineau numéro 900-2021, the demolition of the two-story single-family home located at 70 Hanson Street, on the condition of leveling and grassing the land after the demolition and installing a fence, hedge, or embankment on the land bordering Hanson Street in accordance with Article 40 of the Règlement de construction numéro 504-2005.
It is understood that this decision cancels and repeals the one rendered by the Comité sur les demandes de démolition on March 29, 2022 (R-CDD-2022-03-29/04).
RECOMMENDED UNANIMOUSLY
