CONSIDERING THAT a request to demolish a detached single-family home, currently occupied, has been submitted for the property located at 11, rue Symmes; CONSIDERING THAT the existing main building, constructed in 1959, has no recognized heritage value and is not identified in the document Ville de Gatineau – Inventaire du patrimoine bâti – 2008; CONSIDERING THAT no complaint file regarding the deterioration of the neighborhood's quality of life concerning the building to be demolished is currently active; CONSIDERING THAT the building is in poor condition and requires restoration work totaling $383,500, excluding taxes; CONSIDERING THAT the existing building is incompatible with the preliminary land reuse program proposed by the applicant; CONSIDERING THAT the project constituting the preliminary land reuse program plans to split the land in two to erect two three-story semi-detached buildings, each containing four housing units; CONSIDERING THAT the construction project constituting the proposed preliminary land reuse program is located in the secteur d’insertion villageoise des Explorateurs and must be approved by the municipal council under the Règlement relatif aux plans d’implantation et d’intégration architecturale, numéro 505-2005; CONSIDERING THAT the construction project constituting the proposed preliminary land reuse program is still in development and may deviate from articles of the Règlement de zonage numéro 532-2020; CONSIDERING THAT the Demolition Committee (CDD) may set the conditions necessary for the issuance of a demolition certificate; CONSIDERING THAT before rendering its decision, the Committee took into account all evaluation criteria listed in Article 22 of Règlement numéro 900-2021; CONSIDERING THAT no opposition was received following the publication of the public notice of demolition on December 4, 2024; CONSIDERING THAT this Committee is convinced of the appropriateness of the complete demolition of the building, given the public interest and the interest of the parties;

AND RESOLVED THAT this Committee approves, under the Règlement visant à régir la démolition d'immeubles sur le territoire de la Ville de Gatineau numéro 900-2021, the demolition of a one-story residential building located at 11, rue Symmes, conditionally upon:

  1. The simultaneous issuance of the building permit for the replacement project and the authorization certificate for the demolition work;
  2. Approval by the municipal council under the Règlement relatif aux plans d'implantation et d'intégration architecturale, numéro 505-2005;
  3. The granting, by the council, if required, of minor variances to the Règlement de zonage numéro 532-2020.
