CONSIDERING THAT a request to build a three-story mixed-use building has been submitted for the property located at 585, chemin Antoine-Boucher in phase 7D2 of the Village ferme-Ferris project;
CONSIDERING THAT the land is located in the protection and integration woodland sector where the work proposed by the applicant is subject to council approval under the Règlement sur les plans d’implantation et d’intégration architecturale numéro 505-2005;
CONSIDERING THAT the proposed building will be built as a detached structure, will have three floors and an underground garage, and that the ground floor will be occupied by a commercial use and the two upper floors will house a total of 24 residential units;
CONSIDERING THAT the proposed project provides for the felling of the majority of the trees present on the site, which are all cedars, the conservation of eight existing cedars, as well as the planting of 36 new trees, including 14 deciduous and 22 conifers;
CONSIDERING THAT the proposed project requires the granting of a minor variance to the Règlement de zonage numéro 532-2020 regarding the increase in the threshold level of the main entrance door;
CONSIDERING THAT, with the exception of the requested minor variance, the project complies with the applicable regulatory provisions of the Règlement de zonage numéro 532-2020 and that it respects the majority of the applicable objectives and criteria of the Règlement relatif aux plans d’implantation et d’intégration architecturale numéro 505-2005;
CONSEQUENTLY, this Committee recommends that the council approve, pursuant to the Règlement relatif aux plans d'implantation et d'intégration architecturale numéro 505-2005, a project to build a mixed-use building at 585, chemin Antoine-Boucher, as illustrated in the project analysis in the documents entitled:

CONSIDERING THAT the property is located in the Explorateurs village insertion sector, where work carried out on a wall facing a street and modifying the exterior appearance of the building is subject to council approval, under the Règlement sur les plans d’implantation et d’intégration architecturale numéro 505-2005;
